How much does real estate photography cost in Sarasota?
Listing packages start at $250, land packages at $199, and short-term-rental packages at $500. Commercial work is quoted per project.
Larger homes are priced by size — the booking flow shows the applicable figure once you enter square footage, and your exact quote appears on screen before you confirm. No "call for pricing" anywhere but commercial.
How do booking and payment work?
Booking is online and takes about 3 minutes: pick a package, enter the property address, choose a date. Your request holds the slot, and the shoot is confirmed by email — nothing is charged at booking.
The invoice arrives with your gallery. Need to change anything before the shoot? Reply to the confirmation email — it goes straight to me.
Can you do rush or same-week shoots?
Often, yes. The calendar shows real availability, and same-week slots are common — book the earliest open date and it’s yours. For a genuine emergency, send a note through the contact page with the address and your deadline.
One honest limit: extended-area dates are grouped by geographic route to keep travel fees low, so rush options out there depend on the next route day.
Delivery & deliverables
How fast do I get my photos?
Within 24 hours of the shoot. Every listing package includes 24-hour photo delivery — your gallery link lands in your inbox with a full-resolution set and an MLS-sized set, ready to file.
The 24-hour clock applies to photos. Video, 3D-tour, and reel timelines depend on the package and are confirmed at booking, so you know the full delivery schedule before you commit to a date.
What’s Zillow Showcase, and why is it $469?
Zillow Showcase listings get elevated placement and a richer media treatment on Zillow — and qualifying for it requires a Zillow 3D tour and interactive floor plan.
The $469 package ships exactly that: photos, drone photos, the Zillow 3D tour with floor plan, virtual twilight, a property website, and a marketing kit. You’re paying for the deliverables Showcase demands, not a badge.
Virtual twilight vs real twilight — what’s the difference?
Virtual twilight is a daytime frame edited into dusk. It’s weather-proof, fast, and included in Zillow Showcase; Lux includes 2. Real twilight is shot on-site at dusk, when the sky and the interior lights are doing the work — it’s part of STR Pro, and it books a late-day slot automatically.
Honest trade: virtual always delivers; real is the frame nothing quite imitates. Golden hour is a deadline.
Service area & travel
Do you serve my area?
Visual Samples is based in Sarasota, serving roughly a two-hour radius across the Gulf Coast. Coverage runs from Sarasota, Lakewood Ranch and Bradenton to select Hillsborough and Pinellas County communities on routed travel days. Projects beyond that range are welcome — travel fees may apply depending on the project. We’ll confirm availability for your exact address.
The fastest answer is the booking flow — it checks the exact property address in seconds and shows your zone before you pick a date.
Is there a travel fee?
Sarasota and Manatee Counties: no travel fee. Select Tampa Bay and Pinellas communities sit in the extended service area, where a travel fee may apply.
Extended-area appointments are scheduled by geographic route — grouping shoots by area is what keeps that fee low. Projects beyond the roughly two-hour range are welcome too; travel fees may apply depending on the project. Either way, any fee appears before you confirm the booking, never as a surprise on the invoice.
Shoot day
How should my seller prep the house?
Lights on, counters clear, blinds even, cars off the drive, lanai tidy — those five cover most of the distance. The full room-by-room list lives on the prep checklist page, it’s printable, and it’s linked in every booking confirmation email so your seller gets it without you forwarding anything.
Do you shoot occupied homes? Do you stage?
Occupied homes, yes — most listings are. Listing shoots include tasteful scene-straightening: pillows squared, cords tucked, counters cleared. Short-term-rental packages go further with light staging as part of the package.
Neither is full staging. If a home needs furniture, that’s a stager’s craft — and I’m glad to shoot after they’ve worked. For vacant listings there’s also virtual staging — a $30-per-image add-on, always disclosed per Stellar MLS rules.
What if it rains?
Interiors shoot on schedule — rain doesn’t reach the kitchen. When weather blocks the rest of the shot list — a safe drone flight or a clean twilight — I shoot everything else as planned and schedule the reshoot for the missing frames at no charge.
Flight decisions are safety calls and they’re final; the reschedule mechanics live in the terms.
Are you legally allowed to fly a drone?
Commercial drone work is governed by the FAA’s Part 107 rules, and every Visual Samples flight is planned around them — airspace is checked before every flight, including the controlled airspace around parts of Sarasota near SRQ.
Where a flight isn’t permitted, it doesn’t happen — and you hear that before you book, not after. Aerial deliverables are only promised where they can actually be flown.
Licensing & usage
Who can use the photos, and for how long?
Listing media is licensed to you and your brokerage for marketing that listing — MLS, portals, social, print. Short-term-rental packages include lifetime usage rights instead: booking platforms, your direct site, and ads, for as long as you run the property, through rebrands and re-platforms. No relicensing fees. Commercial licensing is scoped in the quote.
