The Anna Maria corridor — Manatee County’s STR heartland
Two roads carry this market. Manatee Avenue runs west past Palma Sola Bay and over the bridge into Holmes Beach; Cortez Road passes the historic fishing village of Cortez and crosses to Bradenton Beach. Around those two approaches sits Manatee County’s short-term-rental heartland: island cottages and elevated builds on one side of the bridges — and on the mainland side, the Palma Sola and canal-street rentals that sell Anna Maria Island beaches at mainland nightly rates.
That mainland value pitch is the photographic assignment. A west Bradenton rental competes on the same booking screens as the island houses it undercuts, and its whole case is “the same beach, a few minutes and a lot of dollars a night away.” Guests don’t take that claim on faith — they take it from the aerial frame that shows the bay, the bridge, and the Gulf on the horizon behind the roof.
Downtown runs a different lane. Around the Riverwalk, the market skews mid-term — IMG Academy families, winter-season stays, traveling professionals booking a month at a time — and those galleries sell settle-in comfort: the workspace, the kitchen you’d actually cook in, the balcony over the Manatee River.

The corridor’s core claim is minutes-to-sand, and one drone frame settles it: the roof in the foreground, Palma Sola Bay or the Intracoastal behind it, the bridge and the Gulf on the horizon. Flights are planned around FAA Part 107 rules — and because parts of Bradenton sit inside the controlled airspace around Sarasota–Bradenton International, the airspace check happens per address, before the shoot.

Bradenton’s registration reality, in plain English
Hosts ask about this on almost every corridor shoot, so here is the honest 2026 map — with the caveat up front: we photograph rentals, we don’t give legal advice, and the linked primary sources outrank anything on this page.
Inside Bradenton city limits, the rules are concrete. Since August 2022, a home rented more than three times a year for stays under 30 days needs an annual Certificate of Registration from the City of Bradenton (Ordinance 3093). The certificate is per-property, expires every December 31, and requires four things first: a Florida DBPR transient-lodging license, a Department of Revenue registration, a tourist-tax account with the Manatee County Tax Collector, and a city business tax receipt.
Unincorporated Manatee County — which includes Cortez and much of the land between the two bridge approaches — currently has no county vacation-rental ordinance of its own; state rules plus ordinary noise and property codes apply. That is changing: commissioners spent the summer of 2026 drafting a registration-and-inspection ordinance — proposed annual registration, life-safety inspections, occupancy caps — with a public hearing expected this fall. If you host in the unincorporated county, watch that docket.
The island cities each keep their own rulebook. Anna Maria, Holmes Beach, and Bradenton Beach set separate certificate and minimum-stay rules, and they genuinely differ street to street; the city-by-city breakdown lives on our Anna Maria Island page.
