Commercial
Media for the properties that work for a living.
Leasing media, model homes, progress aerials, and amenity sets — for the brokers, builders, and property managers building the Gulf Coast’s working square footage.
Commercial work is scoped, not sold off a menu — because a lease-up, a strip center, and a builder’s model program need different things. What stays constant: the photography standard, honest scoping, and delivery schedules a marketing calendar can actually plan around.
Who we shoot for
CRE brokers
Listing and leasing media for retail, office, medical, and industrial — exterior sets that read at flyer size, interiors that make raw space legible, and aerials that show parking, access, and traffic position.
Builders & developers
Model-home photography that carries a sales office for a whole phase, plus recurring progress aerials that keep lenders, partners, and marketing fed from one flight schedule.
Multifamily & property managers
Unit sets by floor plan, amenity coverage (pool deck, fitness, clubhouse, co-work), and community aerials — the media package that fills a lease-up and then keeps renewing with the property.
Hospitality & local business
Boutique hotels, restaurants, and storefronts where the space is the brand. Scoped case by case — if a project needs a specialist we’re not, you’ll hear that in the first email.
Real community & amenity work
A townhome community delivery — clubhouse, amenities, community aerials, and construction-phase documentation from one engagement:

Real work only
Every photo and film on this page is real client work shot by Visual Samples in our previous Knoxville, TN market — captioned honestly, never passed off as local. Now based in Sarasota, FL, shooting the Gulf Coast.
Deliverable types
Architectural photo sets
Exterior and interior sets shot with corrected verticals, controlled color, and the patience commercial architecture deserves — usable across web, leasing packages, and print.
Drone site & progress documentation
Site context, elevation studies, and recurring construction-progress aerials — flights planned around FAA Part 107 rules, airspace checked per address before every visit.
Video walkthroughs & 3D tours
Leasing walkthroughs and navigable 3D capture for spaces that rent to out-of-market tenants — the commercial equivalent of the remote-buyer problem, solved the same way.
Licensing, scoped in writing
Commercial usage rights are defined in the quote — what media, which channels, how long. No ambiguity a marketing department discovers later.
Aerial-heavy project? The drone & aerial service page covers altitudes, airspace, and what’s possible per address.
Where the commercial work is on this coast
The center of gravity is unmistakable: Lakewood Ranch — among the best-selling master-planned communities in the country — and the Parrish corridor keep generating model homes, amenity campuses, and progress-documentation work as new phases open. Downtown Sarasota’s mixed-use construction, the medical and office corridors along University Parkway, and the multifamily wave across Bradenton and Palmetto round out the map. All Zone 1–2 territory: no travel fee, routed efficiently.
How a commercial engagement works
Scope first: property type, deliverables, usage, timeline. Then a written quote — custom by design, because commercial pricing off a residential menu shortchanges one side or the other. Licensing is defined in the same document (the framework lives on the licensing page), and delivery schedules are committed before the shoot, so a lease-up campaign or a groundbreaking announcement never waits on its media. Questions clients ask
How is commercial photography priced?
By scope, not by menu — a six-cap retail strip, a 200-unit lease-up, and a model home are three different jobs. Tell us the property type, the deliverables you need, and the timeline, and you get a written quote with licensing spelled out. Custom quotes come through the commercial page or hello@visualsamples.media.
Do you do recurring or progress shoots for builders?
Yes — recurring progress documentation is one of the most useful things a drone schedule can do for a development: same flight plan, same angles, on a monthly or milestone cadence, so the sequence tells the story from clearing to certificate of occupancy. Scoped as a series, priced accordingly.
What usage rights do we get?
Commercial licensing is scoped in the quote to match how the media will actually be used — leasing marketing, corporate web, paid ads, print collateral — and for how long. The plain-language framework we license under lives on the licensing page.
