Buyers meet your listing on a phone screen long before they meet it in person — in the National Association of Realtors’ research, essentially every buyer now searches online, and photos are the most-used feature of any listing. What a listing shoot includes
Every shoot works from the same shot discipline — the difference between a photographer and a person with a wide lens is knowing which frames a listing needs before arriving.
Exteriors
Front elevation straight-on and three-quarter, rear and outdoor living, lanai and pool, landscaping details, and the approach a buyer actually drives up to. The front exterior matters double here — Stellar MLS requires one to activate a listing.
Interiors
Every marketable room from corner-composed, chest-height angles — wide enough to read the space, never so wide the room lies. Kitchens and primary suites get multiple compositions; sightlines that sell the plan (foyer through to the water view) are hunted deliberately.
Details & lifestyle
The quartz edge, the outdoor kitchen, the tile work a renovation paid for — detail frames give a listing description its proof. These are the shots that survive into the property website and social graphics.
Community & context
Amenity centers, pools, and streetscapes where the community is part of the sale — standard in gated and resort-style neighborhoods from Palmer Ranch to Lakewood Ranch.
How a shoot works, start to finish
Most local photographers make you email for the process. Here it is, in full:
1 — Book online
Pick a package and a date in the booking flow. It checks your exact property address against the service area and shows any travel fee before you confirm — never on the invoice.
2 — Prep the home
You get a printable prep checklist link in the confirmation email — forward it to the seller as-is. Lights on, counters clear, blinds even covers most of the distance.
3 — The shoot
Typically 45–90 minutes on site depending on size and add-ons. Tasteful scene-straightening is part of every shoot; twilight and drone add their own windows.
4 — 24-hour delivery
Your gallery link lands within 24 hours of the shoot — full-resolution and MLS-sized sets, ready to file. Video, 3D-tour, and reel timelines are confirmed at booking.

The technique: HDR that keeps the view in the windows
Florida light is brutal on interiors: a bright lanai or a bay view out the sliders can be six stops brighter than the room itself. A single exposure forces a choice — blow out the window or bury the room in shadow. Every interior here is shot as a bracketed HDR sequence (multiple exposures blended, flash-assisted where a room needs it), so the kitchen reads true and the water stays in the window. On the Gulf Coast, the view out the glass is routinely a six-figure share of the price — it never gets traded away for a faster edit.
Color is corrected room by room — whites white, wood tones honest, no orange cast from mixed bulbs. Verticals stay vertical. And key rooms are composed with crops in mind, so the same shoot feeds MLS landscape frames, portrait crops for Reels and Stories, and the property website without awkward re-cropping. How many photos do I get?
Full coverage of the home — not an artificial cap. Every marketable room, all key exteriors, plus details; the final count scales with the size of the property rather than a fixed number, and the package tier sets what rides along (drone frames, twilight, video).
How fast is delivery?
Photos are delivered within 24 hours of the shoot, on every package. Video, 3D tours, and reels follow their own timelines, confirmed at booking so you know the full schedule before you commit to a date.
Do your photos follow MLS rules?
Yes. Stellar MLS — the MLS covering Sarasota, Manatee, and most of the Gulf Coast — prohibits branding, contact info, and overlaid text in listing photos, requires a front exterior photo to activate, and requires virtually staged images to be disclosed. Deliveries are sized and structured to file cleanly.
