These two markets share a bridge and almost nothing else. Nokomis is an unpretentious beach town with a fast-growing ring of gated new construction; Casey Key is one of Florida’s most exclusive barrier islands. We photograph both — differently.
The island
Casey Key is the anti-development barrier island: roughly eight miles between the Gulf and Little Sarasota Bay, fewer than 500 homes, and no high-rise ever permitted. One narrow road runs its length, reached by two bridges — including the hand-operated Blackburn Point swing bridge, one of the last of its kind in Florida. Mid-island, single owners often hold frontage on both sides of the road: beach on the Gulf, dock on the bay. These gulf-to-bay compounds are the island’s signature product, and the island has long been home to best-selling authors and public figures who chose it precisely because it stays quiet.
Listings here carry some of the region’s highest price tags, and the marketing standard matches: full video, twilight sets, and drone photography — planned around FAA Part 107 rules — that captures the one thing no ground-level camera can, a single frame holding Gulf, house and bay. This is Lux-package territory ($845–$1,195 by home size), where the deliverable list is built listing by listing.
The mainland
Nokomis runs from Sarasota County’s oldest public beach — Nokomis Beach, with its 1950s Jack West-designed plaza from the Sarasota School of Architecture era — through the old-Florida streets along Albee Road and the working waterfront of Dona Bay and Shakett Creek. Waterfront cottages, canal homes with Gulf access, and unassuming lots a bike ride from the sand: that is the legacy Nokomis market.
The newer story is east of the Trail: gated communities like Talon Preserve (DiVosta’s ~900-home resort community) and Toscana Isles (D.R. Horton, built around 200 acres of connected lakes) have made Nokomis a genuine new-construction market minutes from the beach — with the Legacy Trail running straight through on its way from Venice to Sarasota. New-build resales here compete against model homes, and professional media is how they win.
The standard
When a Casey Key or bayfront Nokomis property comes to market, the buyer pool is national and the media is the audition. The estate standard is a full stack: cinematic walkthrough video, twilight exteriors timed to the Gulf sunset, aerials that map the property’s water on both sides, and interiors shot with the patience a custom home deserves. Photos still come back in 24 hours; video and twilight timelines are confirmed at booking so the launch is coordinated, not rushed.
