The quick answer
For most Sarasota-area listings in 2026, Zillow 3D Home wins by default — on distribution, not capture technology. Zillow removed Matterport tours from Zillow.com and StreetEasy in October 2025 after CoStar (Matterport's owner since early 2025) declined to renew the API agreement, so a Matterport tour no longer plays where most Gulf Coast buyers actually search. Zillow 3D Home is now the only tour that displays natively on a Zillow listing and the only format that qualifies for Zillow Showcase; Matterport remains the premium choice for luxury marketing off-portal, and iGUIDE's LiDAR-measured floor plans win where measurement accuracy is the point. What changed: Zillow pulled Matterport tours
For a decade, "3D tour" in real estate effectively meant Matterport. That default died in two moves. First, CoStar — the company behind Homes.com, Zillow's most direct rival — agreed to buy Matterport for about $1.6 billion and closed the deal in early 2025. Then on October 20, 2025, Zillow announced it was removing Matterport 3D tours from Zillow.com and StreetEasy, saying CoStar had declined to renew the API agreement and attached media-rights terms it could not accept; CoStar says Zillow is misrepresenting those terms. The corporate blame contest is ongoing. The facts on the ground for agents are not:
- Matterport tours no longer display on Zillow. Existing tours were not deleted — they still work on the MLS, your website, property sites, Homes.com, and Realtor.com — but the embed is gone from the portal where most buyers start their search.
- Zillow 3D Home is now the native format. Zillow's own free capture system is the only tour that renders inside a Zillow listing page — and the only format that can qualify a listing for Zillow Showcase.
- Nothing here is settled. Zillow and CoStar are still fighting on multiple fronts, and terms could shift again. Decide per listing on today's rules, not on where the dispute might land.

Read the second row twice, because it decides most listings: the best-rendered tour in the world does nothing for the buyer who never sees it. Matterport still produces the most polished model of the three — the dollhouse view has no real equivalent — but polish only pays where the tour actually gets distributed.
What each actually costs in 2026
- Matterport. Software runs from a free single-space tier through Starter (~$10/month), Professional (~$69/month), and Business ($309+/month) — and prices rose across 2025–2026, so older guides understate it. Capture is separate: a Pro3 camera is about $6,000, so most agents hire a Matterport operator per shoot. The quiet cost is hosting: tours stay live only while a subscription is active, so a tour "owned" today can go dark later.
- Zillow 3D Home. The app is free, works with supported 360 cameras (Ricoh Theta and Insta360 models) or a phone, and generates the interactive floor plan automatically. What you pay for is professional capture and everything around it: our Zillow Showcase package is $469 for photos, drone photos (flights planned around FAA Part 107 rules), the Zillow 3D tour with interactive floor plan, virtual twilight, a property website, and a marketing kit — about $120 more than our standard Pro shoot.
- iGUIDE. Sold through trained operators who own Planitar's LiDAR rig and priced per shoot by the operator — quotes vary by market, with the measured floor plans included in the fee. A self-serve iGUIDE Instant tier exists, but phone-based self-capture is not comparable to operator capture.
Note what the money buys in each case: with Matterport you are paying for the model, with iGUIDE for the measurements, and with Zillow 3D Home for the distribution. That framing settles most platform arguments faster than any feature list.
Which tour helps a Sarasota listing
The Gulf Coast condition: an unusually large share of buyers here are remote — snowbirds shortlisting from the Midwest in October, relocation buyers who will see the house twice before closing. They shortlist on Zillow. So for a typical Sarasota-area listing, "which 3D platform is best?" collapses into "which tour will that Ohio buyer actually see?" — and since October 2025, only one of the three plays natively there.
- Most listings: Zillow 3D Home, captured to Showcase standard. Qualifying for Showcase requires Zillow's own media — the 3D Home tour plus the interactive floor plan (the link must be the full view-imx floor-plan link; a tour-only link does not qualify), with at least 10 photos covering three or more distinct interior rooms in the first upload, delivered through Zillow's approved photographer pipeline (an Aryeo account on the photographer's side — our problem, not yours). That certified capture is what our package delivers, and Showcase listings earn about 79% more page views, 76% more saves, and 91% more shares by Zillow's own published data.
- Luxury and waterfront marketed off-portal: add Matterport. When the campaign runs through the brokerage's international network, a dedicated property site, and print — and the seller expects the dollhouse in the listing presentation — Matterport still earns its place. Budget for the reality that it will not appear on Zillow.
- Floor-plan-driven properties: iGUIDE earns its fee. Odd layouts, additions, and buyers deciding from measurements are where LiDAR-measured plans and square-footage reporting beat both rivals (why floor plans move buyers this much).
When two tours make sense — and when they never do
- Stack Zillow 3D Home + Matterport only on listings whose marketing genuinely runs in two arenas: broad portal exposure for the local and seasonal buyer pool, plus a luxury campaign living on its own property site and the brokerage network. On the Gulf Coast that describes a slice of waterfront and $2M+ inventory, not the median listing.
- Stack iGUIDE with anything only when the measured floor plan is doing legal or disclosure work — square-footage documentation, estate settlements, unusual additions — rather than marketing work.
- Never buy two tours for coverage. A second tour duplicates what the first already shows, adds a capture visit and an invoice, and impresses no additional buyers. Pick the platform where the listing's actual buyer pool looks, and put the saved budget into photos and prep.
