Zillow's own published data (updated January 2026) shows Showcase listings earn about 79% more page views, 76% more saves, and 91% more shares than comparable non-Showcase listings, are 20% more likely to go under contract within 14 days, and sell for roughly 2% more — about $9,000 on a typical sale. The costs are two-sided: the agent's Zillow Showcase subscription or per-listing fee, plus a certified media capture (our Showcase package is $469). On a median Sarasota-area sale, the math clears easily; on a deeply discounted or as-is listing, it may not.
What Zillow Showcase actually is
Zillow Showcase is Zillow's paid, upgraded listing presentation. A Showcase listing does not just rank the same page higher — it replaces the standard listing page with a richer one:
- An interactive 3D tour and AI-organized media — photos grouped room-by-room, so buyers browse the house the way they would walk it.
- An interactive floor plan that shows where each photo was taken in the layout (69% of buyers say this photo-to-floor-plan connection helps them — and floor plans in general are one of the most-wanted listing features).
- High-emphasis presentation: full-width hero imagery, Showcase badging in search results, and priority placement in Zillow's search experience.
- Listing-agent attribution — unlike a standard Zillow listing page, the Showcase page features the listing agent prominently, not a lead-gen carousel of other agents. For many teams this alone justifies the product.
The catch that surprises agents: Showcase requires a certified media capture — the 3D scan, floor-plan capture, and photo set have to be produced with Zillow-approved tooling by a photographer who offers Showcase capture. A regular photo set cannot be upgraded into a Showcase listing after the fact. That capture is a separate purchase from the Zillow subscription itself; it is what our Zillow Showcase package ($469 — photos, drone, 3D tour, interactive floor plan, virtual twilight, property site) exists for.

Standard caveats apply: these are Zillow's numbers about Zillow's product, comparing listings whose agents chose to invest in presentation — some of the lift is selection effect. But the direction is corroborated by independent research on engagement: Zillow's research team has separately shown that saves and shares in the first listing week predict faster sales, and floor-plan and 3D-tour engagement stats point the same way. Even discounted for selection bias, a package that nearly doubles attention on the same inventory is a real effect.
What Showcase costs (both halves)
Two separate line items, often conflated:
- The Zillow side. Showcase is sold to agents as a subscription — reported at roughly $400/month and up including a listing slot, with additional listings priced by home value — and, in many markets, a newer pay-at-closing option that defers most of the fee (reported in the ~$400–$950 range per listing depending on price band). Zillow also limits Showcase inventory per market, which is part of the pitch: not every listing on the street can have it. Pricing varies by market and changes frequently — confirm current terms with Zillow directly.
- The media side. The certified capture. Ours is the Zillow Showcase package at $469, which also covers the deliverables you would want anyway: full photo set (24-hour delivery), drone photos, virtual twilight, property website, and marketing kit — so the incremental cost of "Showcase-readiness" over a standard Pro shoot is about $120.
Against the published 2% sale-price lift, the break-even is not close on a typical Sarasota-area transaction: even if the true effect were a quarter of Zillow's figure, it would still clear the combined cost several times over on a median sale. The honest uncertainty is not whether the math works on paper — it is that no one can promise the lift on any single listing.
Which Gulf Coast listings benefit most
- Remote and seasonal buyers — the Gulf Coast's signature condition. Snowbirds shortlisting from Ohio in October and relocation buyers who will see the house twice before closing lean hard on 3D tours and floor plans. This is the single strongest argument for Showcase in this specific market.
- Condos and layout-driven homes — when the photos look like every other 2/2 in the building, the interactive floor plan and room-by-room organization do the differentiating.
- New-construction lookalikes — in communities where thirty active listings share four floor plans, presentation is one of the few available levers.
- Luxury and waterfront — where the marketing plan is part of the listing-presentation pitch. Walking into a listing appointment with Showcase (plus twilight and video — see video vs photos) is a tangible answer to "how will you market my home?"
- Where it is weakest: as-is and investor-targeted properties, deeply price-driven listings, and homes whose buyers are all local and touring in person within days. Spend the budget on photos and pricing strategy instead.
