Anna Maria Island, end to end.

Three beach cities and a historic fishing village — old-Florida cottages, elevated new builds and one of the state’s busiest weekly-rental markets. No travel fee, photos in 24 hours.

This is our Manatee County zone — regular coverage with no travel fee, and every open date is bookable.

Anna Maria Island packs three distinct cities into seven miles of barrier island — Anna Maria at the north end, Holmes Beach in the middle, Bradenton Beach at the south — with the historic fishing village of Cortez just across the bridge. We photograph all of it from our Sarasota base with no travel fee: the island sits in our Manatee County zone, and every shoot ships photos within 24 hours.

Two markets share this sand. Listings for sale — from weathered old-Florida cottages to brand-new elevated builds — and the vacation-rental economy that makes AMI one of Florida’s most intense weekly-rental markets. Most properties here eventually need both kinds of media, and we shoot both.

The island

City by city, bridge to Bean Point

Anna Maria — the north end

The City of Anna Maria is the island at its most old-Florida: Pine Avenue’s shops and cottages, quiet shell streets, and Bean Point — the sandbar tip where Tampa Bay meets the Gulf, and the single best aerial subject on the island. The housing stock mixes classic cottages with elevated new construction, and the city’s rental rules are the island’s most short-stay-friendly, which keeps investor demand steady.

Holmes Beach — the middle and the largest

Holmes Beach carries the island’s biggest share of homes — 1960s ranches, stilt houses and a deep grid of canal streets with docks and boat lifts. It is also the most zoning-nuanced rental market on the island: the city’s vacation-rental certificate program sets 7-night minimums across most neighborhoods and 30-day minimums in a few, so we always suggest owners confirm their street before planning a rental strategy. Either way, canal-home listings here sell on dock-to-Gulf access, and the aerial proves it.

Bradenton Beach — the south end

Bradenton Beach is the island’s compact, lively south end: the historic Bridge Street district, Gulf-front condos, and smaller cottages that work hard as nightly rentals under the city’s rules. Condo and cottage galleries here do double duty — MLS set for the sale, guest-facing gallery for the booking calendar.

Cortez — the working waterfront

Across the Cortez Bridge on the mainland side, Cortez is one of Florida’s last working fishing villages — net camps, fish houses and character homes on streets that have looked like this for a century. Listings here are story-driven shoots: honest light, waterfront context, and the village itself as part of the value.

Vacation rentals

The weekly-rental economy, photographed properly

AMI’s rental market runs on photography more directly than almost any market we serve: a guest chooses the house from twenty thumbnails, sight unseen. The numbers behind professional rental media are well documented — Airbnb’s research found professionally photographed listings earn roughly 19% more bookings at about 21% higher nightly rates, and a Carnegie Mellon analysis measured an average annual revenue lift near $2,455. On an island where peak weeks book out a year ahead at premium rates, a gallery that converts pays for itself in one booking.

One island, three rulebooks: Anna Maria, Holmes Beach and Bradenton Beach each set their own minimum-stay and certificate requirements, and condo documents can be stricter than any of them. Confirm your property’s rules before you invest in a rental strategy — then we build the gallery: bright, guest-eye interiors, the outdoor living that books Florida weeks, and the aerial that shows how close the sand really is. STR packages are flat: Essentials $500, Pro $800.

The island now

After the 2024 storms: the elevated rebuild

Hurricanes Helene and Milton hit the island back-to-back in the fall of 2024, and the recovery is reshaping its housing stock: ground-level cottages giving way to elevated new construction, elevation projects moving forward with state Elevate Florida grant support, and landmarks rebuilding — the beloved Rod & Reel Pier, destroyed in the storms, has its rebuild working through permitting while its restaurant operates from a temporary Holmes Beach location.

For sellers and rental owners, the practical takeaway is simple: the island’s inventory is newer, higher and different than its old photos. A rebuilt or newly elevated property needs fresh media that shows the current house — and elevated builds photograph genuinely well, with aerials that use the height to frame Gulf or bay views the old ground-level stock never had.

The approach

Why aerials rule on AMI

The island is narrow enough that one well-planned drone frame carries the Gulf, the bay and the property together — and from the north end, Bean Point’s turquoise shallows make a backdrop few markets anywhere can match. Every flight is planned around FAA Part 107 rules for the specific address, and we time beach aerials for the water color: mid-morning to early afternoon light turns the flats their signature green-blue.

Anna Maria Island questions, answered

Do you photograph vacation rentals on Anna Maria Island?

Yes — rental galleries are a core service here. STR Essentials is $500 and STR Pro is $800, both flat, both with 24-hour photo delivery, shot guest-eye for booking-platform conversion rather than MLS convention.

See STR packages

Is there a travel fee to AMI, Holmes Beach or Bradenton Beach?

No — the entire island and Cortez sit in our Manatee County zone: regular coverage, no travel fee, every open date bookable.

Can you shoot drone photos over the beach?

Yes — beach and island aerials are the island’s signature frames. Every flight is planned around FAA Part 107 rules for the specific address and conditions, and we time over-water shots for the light that turns the flats turquoise.

Do you cover Cortez?

Yes — Cortez is in the same Manatee County zone, no travel fee. The village’s working-waterfront character is a genuine selling feature, and we photograph it as part of the listing’s story.
