Longboat Key runs ten narrow miles between Sarasota Bay and the Gulf of Mexico, and almost nothing on it is inexpensive: the island’s median sale price hovers around $1.25 million, with single-family homes trading near $1.6 million and the new St. Regis residences stretching the ceiling well past eight figures. In a market like this, listing media is not a line item — it is part of the product, because at seven figures buyers judge the marketing as a proxy for the listing.

The market
From Islandside at the Longboat Key Club to the Promenade, Water Club and the beachfront towers between, Longboat’s Gulf-front condo stock is the island’s signature product — resort amenities, private beach frontage, and views that are the entire argument. We shoot these units view-first: balcony-to-Gulf frames timed for the light, amenity campuses covered properly, and aerials that place the building on its stretch of sand.
Behind the gates of Bay Isles, estate homes line the harbor and bayfront with deep-water docks and Sarasota Bay views back toward the skyline. These are Lux-package listings by default: premium video, twilight set, and drone work composed to carry the dock, the bay and the city lights in one frame.
The island’s canal neighborhoods put sailboat water behind single-family streets — Country Club Shores at the south end, Sleepy Lagoon toward the north. The dock is the headline, and the aerial proves the run to the bay. Many of these homes are mid-century originals awaiting their second act, which makes honest, well-composed photography matter even more.
The St. Regis Longboat Key Resort & Residences — completed in 2024, with 69 residences priced from roughly $2 million past $10 million — reset the island’s luxury benchmark. The approach
Longboat is narrow enough that a well-planned aerial carries both waters at once — Gulf on one side, bay and the Sarasota skyline on the other, the property between them. It is the single most persuasive image an island listing can own, and it is unique to barrier-island geography. Every flight is planned around FAA Part 107 rules for the specific address.
Twilight is the island’s other signature. West-facing Gulf exposures put the sunset directly behind the property line, and dusk frames — pool lit, interiors glowing, sky doing the work — are how seven-figure listings introduce themselves. On the marketing side, listings led by a twilight hero image consistently out-click daytime-led equivalents.
One honest note on rentals: unlike Anna Maria Island to the north, Longboat Key’s residential zoning tightly restricts short-term rentals across most of the island — 30-day-minimum territory in most neighborhoods.
